We work with landlords and property investors: people letting one flat, people running thirty, HMO operators, landlords living abroad, and the companies and SPVs that hold property for them.
Landlord tax is mostly personal tax, with a set of rules that only apply to property. The finance cost restriction in ITTOIA 2005 ss.272A and 272B. The gross-rent test for Making Tax Digital. Buzz Accounting is a Xero Gold Partner and a FreeAgent partner, and both are recognised by HMRC for Making Tax Digital for Income Tax. Quarterly updates are due on 7 August, 7 November, 7 February and 7 May, and the tax return by 31 January.
Most of the work falls around the quarterly update dates, the 31 January deadline and the 60 days after a property sale completes, and it depends on records being kept property by property.
The quickest useful thing is the MTD checker, which takes about a minute and settles the question most landlords are currently guessing at. After that, the landlord tax calendar is the page worth bookmarking, with every date that carries a consequence on one printable sheet.
